WHAT is a Buyer Representative?

Simply stated, a Buyer Representative is your personal advocate, a real estate agent who represents YOU, and only you, in the purchase of a home.

WHY Do I Need A Buyer Representative?

Buyer Representatives work solely for the buyer! When purchasing a home, buyers need personal representation and independent counseling. With the advent of buyer representation, buyers can now be assured of receiving loyalty, confidence and trust from their agent, as well as complete and accurate market data, confidentiality, and full disclosure of the strengths and weaknesses of any property being considered for purchase.

They have no fiduciary or other responsibilities to the seller. The one and only concern of your Buyer Representative is helping you find, purchase and finance a home that is right for you.

HOW Do I Benefit?

When you ask a Laurent and Associates real estate agent to work exclusively as your Buyer Representative, there are a number of features and benefits you can expect from the relationship.

Your Buyer Representative will show you ALL the properties that are available in your price range. This includes unlisted homes such as For Sale By Owner (FSBO) and Real Estate Owned (REO) properties as well as Multiple Listing Service (MLS) listings that offer lower commissions.

Your Buyer Representative can canvass property you are interested in but that is not currently for sale. Examples typically include new homes. This method is especially helpful if you are in a market where there are more buyers than sellers.

Helping you make informed decisions is just one of the many facets of working with a Buyer Representative. With your very best interests in mind, a Buyer Representative will help you evaluate the alternatives and orchestrate the details when you are considering:
  • Location
  • Property Value
  • Offering Price
  • Counter Offers
  • Contingencies
  • Mortgage Financing
  • Title Insurance
  • Inspections
  • Closing Process
  • Appraisals
  • Qualifying For A Loan
NEGOTIATING

Negotiating on your behalf after an offer has been made and throughout the closing process, places you and your Buyer Representative in a powerful position.

AND...THERE'S MORE!

Protecting confidential information about you and your finances is another important benefit of working exclusively with a Buyer Representative. Because your Buyer Representative is not legally obligated to the seller in any way, he or she can effectively assist you in protecting your privacy throughout the transaction.
