We provide these services:
  • Advertisement of your property in the best possible venues
  • Sign, renew and/or cancel leases
  • Collect security deposits and collect rents due
  • Arrange for repairs and routine maintenance & pay expenses
  • Remit receipts less disbursements to you monthly
  • rovide you with quarterly statements of income and expenses
  • Serve as your representative in homeowner associations and in court proceedings, if necessary.
Our Day-to-Day Management and Rental Responsibilities


Advertise the availability for rental of the property by newspaper, signs, and/or electronic means, as appropriate. Rental rates are determined by market conditions and our best judgment.
  • Sign, renew and/or cancel leases on forms provided by us, the terms and conditions of which are approved by you.
  • Collect rents due. (We do not guarantee payment of rent by tenants.)
  • Receive and accept security deposits.
  • Terminate tenancies and sign and serve in your name such notices as are necessary.
  • Make or cause to be made any necessary repairs and alterations to the property. We will secure your approval on all items greater than $200, except monthly recurring charges and emergency charges.
  • From the income of the property, disburse such sums as are necessary for payment of expenses designated by you.
Separation of Your Funds and Statements for You

It is a common misconception that to be effective property managers need only collect rents, show space and execute leases. In reality, the property manager's job is far more complex and demanding than that of a mere caretaker for another person's property. As owners ourselves, we recognize that is crucial to maintain successful property performance during management transitions. Therefore, our philosophy is to offer the best management services that we would provide ourselves.

We will deposit receipts collected for you in a general property management account that is separate from our other bank accounts. Security deposits collected from tenants are deposited and retained in a special escrow account. We will provide quarterly statements of receipts, expenses and charges and remit to you receipts less disbursements monthly for the property.

Laurent and Associates works closely with owners to provide the highest most efficient level of service, maximizing the property value over the investment term. Our hands-on approach to property management places great emphasis not only on the management of the property as an asset, but also on the "physical" appearance and tenant satisfaction.
